Dream Home Fund is a faith-rooted California nonprofit public benefit corporation with 501(c)(3) tax-exempt status. Dream Home Fund is not a bank, mortgage lender, mortgage broker, depository institution, or financial institution of any kind. Dream Home Fund does not originate first mortgage loans and does not provide financial planning, investment, tax, or legal advice.
Dream Home Fund operates as a Down Payment Assistance (DPA) provider. All DPA is structured as a silent second mortgage subordinate to a borrower's first mortgage. Dream Home Fund does not hold or service first mortgage loans.
Submission of an inquiry, pre-application, or application does not constitute a commitment by Dream Home Fund to provide DPA funds. All applications received prior to HUD approval are pre-applications only and will be processed in the order received once approval is granted.
Dream Home Fund will notify all pre-applicants in writing upon receipt of HUD approval. Dream Home Fund makes no representation regarding the timeline or outcome of its HUD approval application.

Approval of a DPA request is subject to, among other things:
Dream Home Fund DPA is a silent second mortgage that always sits behind a first mortgage. As a result, Dream Home Fund does not accept DPA applications directly from prospective borrowers. DPA is requested by the borrower's first-mortgage lender as part of underwriting the borrower's loan package.
Prospective borrowers should ask their first-mortgage lender to coordinate with Dream Home Fund. If the borrower's lender is not yet familiar with Dream Home Fund, the borrower may submit a contact inquiry on this website and Dream Home Fund may, at its discretion, follow up with the lender directly.
Dream Home Fund does not collect an application fee from borrowers. Standard third-party costs incurred in connection with the home purchase (including any homebuyer education course, appraisal, title, escrow, and closing costs) are the responsibility of the borrower or are handled through the borrower's first-mortgage transaction and are not paid to Dream Home Fund.
Dream Home Fund charges a Program Administration Fee of $500 in connection with each DPA silent second mortgage funded under its Dream Simple program. The fee is charged only upon successful funding of the silent second at closing. There is no application fee, no pre-approval fee, and no charge of any kind unless and until the silent second actually funds.
The Program Administration Fee covers program eligibility review, subordinate loan administration, compliance review, funding authorization, second lien administration, document preparation, closing coordination, funding disbursement processing, and final file completion and loan boarding.
All fees are payable directly to Dream Home Fund, a nonprofit organization, and are charged only upon successful loan funding. No fees are collected if the transaction does not close. Program fees support Dream Home Fund's charitable mission of expanding access to homeownership and housing assistance.
The Program Administration Fee is the only fee Dream Home Fund collects from borrowers. Standard third-party closing costs (including any homebuyer education course, appraisal, title, escrow, and lender fees) remain the responsibility of the borrower or are handled through the first-mortgage transaction and are not paid to Dream Home Fund.
Eligibility for Dream Home Fund DPA is subject to the income and household guidelines of the specific program and capital partner funding a given DPA pool. These guidelines vary by program and may change over time. Dream Home Fund will communicate the applicable guidelines as part of the application and underwriting process.
Misrepresentation of income or household size in connection with a DPA application may constitute fraud and may result in denial of the application, rescission of any approved DPA, and referral to appropriate authorities.
DPA provided by Dream Home Fund is structured as a silent second mortgage. Dream Simple accrues at the borrower's first mortgage note rate plus 1% per annum, simple interest.
Common terms of the silent second:
Borrowers are strongly encouraged to consult with a qualified housing counselor, attorney, or financial advisor before entering into any DPA agreement. Dream Home Fund does not provide legal or financial advice.
Dream Home Fund intends to operate across the Sunbelt states to start, expanding over time. However, certain states may impose additional licensing, registration, or regulatory requirements on DPA providers, nonprofit mortgagees, or subordinate lien originators. Dream Home Fund makes no representation that its programs are currently approved or available in every state.
Availability of Dream Home Fund DPA in a specific state is subject to applicable state law, state licensing requirements, and HUD approval status. Applicants should confirm program availability in their state prior to initiating a home purchase transaction.
Dream Home Fund is committed to full compliance with all applicable fair housing laws, including the Fair Housing Act (Title VIII of the Civil Rights Act of 1968), the Equal Credit Opportunity Act, and all applicable state and local fair housing laws.

Individuals, organizations, or entities that provide capital to Dream Home Fund do so pursuant to a written capital agreement. The following disclosures apply to all capital partners:
Dream Home Fund maintains fully segregated accounts for capital partner funds. Partner capital is held exclusively in the DPA Funding Account and is never commingled with Dream Home Fund operating funds.
