How to read this matrix. Dream Simple applies a representative-credit-score-to-max-DTI tier across all eligible property types: at 640 representative credit, max DTI is 40%; at 680, max DTI is 45%; at 700+, max DTI is 50% (minimum eligible representative credit score is 640). The first mortgage lender's own credit and DTI minimums also apply; the more restrictive of the lender's standard and Dream Home Fund's standard governs.

  1. 1 Dream Simple becomes available to enrolled lenders upon Dream Home Fund's HUD-Approved Nonprofit Roster approval and execution of the Lender Participation Agreement (LPA).
  2. 2 Dream Simple is sized to the lesser of 3.5% of the purchase price or $45,000. The $45,000 cap binds at purchase prices of approximately $1,285,714 or higher. Borrowers using first-mortgage products that require more than 3.5% down (for example, certain conventional programs) are responsible for any down payment in excess of the Dream Simple amount.
  3. 3 Credit score is the representative (middle of three / lower of two) FICO score across all borrowers on the loan. The first mortgage lender's own minimum credit score and maximum DTI also apply; the more restrictive of the lender's standard and Dream Home Fund's standard governs.
  4. 4 At least one borrower must complete an 8-hour HUD-approved homebuyer education course before closing. All Dream Simple borrowers must additionally complete the Dream Home Fund Financial Education Course (free, online) and submit a certificate of completion as part of the borrower acknowledgment package.
