Who We Are
Dream Home Fund is a faith-rooted 501(c)(3) nonprofit housing ministry based in California. We operate the website at dreamhomefund.com and any associated pages. This Privacy Policy applies to all personal information collected through this website and through our DPA application and program processes.
Dream Home Fund is the data controller for personal information collected through this website. We are not a bank, mortgage lender, or financial institution.

Information We Collect
We collect personal information in the following ways:
- Contact form submissions: When you submit the contact form on our website, we collect your first name, last name, email address, phone number, your stated role (borrower, lender, agent, partner, builder, program licensing inquirer, or other), and any message you choose to include.
- Newsletter signups: When you submit your email through the newsletter signup form (in the footer or via the welcome modal), we collect your email address and the timestamp of submission. We do not collect a name or any other personal information through the newsletter form. While our newsletter is in standby mode, signups are captured to your browser's local storage so we can import them when our email service is wired up. Once a real email service is in place, signups will be sent directly to that service.
- DPA applications: When you submit a DPA application (through your first-mortgage lender), the lender shares information with Dream Home Fund necessary to underwrite the request, including income information, household size, property address, and supporting documentation. This information is governed by the terms of your loan application agreement.
- Automatically collected data: When you visit our website, we may automatically collect certain technical information, including your IP address, browser type, pages visited, time on site, and referring URL. This data is collected in aggregate and is generally not linked to your identity.
- Local storage and cookies: We use browser local storage to remember your cookie consent choice, your newsletter signup or dismissal status, and similar functional preferences. We may use cookies as described in Section 8 of this policy.
We do not knowingly collect personal information from children under the age of 13. If you believe a child has submitted information to us, please contact us and we will delete it promptly.

How We Use Your Information
We use the personal information we collect for the following purposes:
- To respond to your inquiry or contact form submission
- To process and underwrite DPA applications coordinated through your first-mortgage lender
- To communicate with you about the status of your application or program eligibility
- To notify interested borrowers and enrolled lenders when HUD approval is granted and funds are available
- To send newsletter updates to those who have opted in via the signup form or welcome modal
- To comply with applicable legal and regulatory obligations
- To improve the functionality and content of our website
We do not use your personal information for targeted advertising. We do not sell your personal information to third parties under any circumstances.

How We Share Your Information
Dream Home Fund does not sell, rent, or trade your personal information. We may share your information in the following limited circumstances:
- Service providers: We may share information with third-party vendors who assist us in operating our website, processing applications, or communicating with applicants (for example, email service providers or form processing platforms). These vendors are contractually required to keep your information confidential and use it only to provide services to Dream Home Fund.
- First mortgage lenders: With your consent, we may share relevant DPA approval information with your first mortgage lender to facilitate closing coordination.
- Legal compliance: We may disclose information if required to do so by law, court order, or governmental authority, or if we believe in good faith that disclosure is necessary to protect the rights or safety of Dream Home Fund, its staff, or the public.
- Organizational successors: In the event of a merger, acquisition, or reorganization of Dream Home Fund, personal information may be transferred to the successor organization, subject to the same privacy protections described in this policy.

Data Retention
We retain personal information only as long as necessary to fulfill the purpose for which it was collected, or as required by applicable law. Specifically:
- Contact form inquiries are retained for up to 2 years or until the inquiry is resolved, whichever comes first.
- Newsletter subscriber email addresses are retained until you unsubscribe or request deletion. You can unsubscribe at any time by emailing info@dreamhomefund.com or using the unsubscribe link in any newsletter we send.
- DPA application records are retained for a minimum of 7 years following the closing date or denial date, in accordance with applicable mortgage record-keeping requirements.
- Website analytics data is retained in aggregate form and is not linked to individual identities.
When personal information is no longer needed, we delete or anonymize it in a secure manner.

Your Privacy Rights as a U.S. Resident
Dream Home Fund is a 501(c)(3) nonprofit and is generally exempt from most state consumer-privacy laws, which were written to regulate for-profit businesses processing personal data at scale. Even so, we voluntarily extend the following privacy protections to all U.S. residents because we believe they reflect best practice and because public trust matters.
As a U.S. resident interacting with Dream Home Fund, whether you live in California, Virginia, Colorado, Connecticut, Utah, Texas, Oregon, Montana, Delaware, Maryland, Tennessee, Iowa, New Hampshire, New Jersey, Nebraska, Indiana, Kentucky, Rhode Island, Minnesota, or any other state, you have the right to:
- Know: Request disclosure of the categories and specific pieces of personal information we have collected about you, the categories of sources from which it was collected, the purpose for collection, and the categories of third parties with whom it is shared.
- Delete: Request deletion of personal information we have collected about you, subject to certain exceptions (for example, information we are required to retain by law, such as DPA application records).
- Correct: Request correction of inaccurate personal information we hold about you.
- Access / Portability: Request a copy of the personal information we hold about you in a portable, readable format.
- Opt out of sale or sharing: Dream Home Fund does not sell or share personal information for cross-context behavioral advertising or any other purpose. If our practices ever change, we will update this policy and provide a clear opt-out mechanism.
- Opt out of profiling: We do not use automated decision-making or profiling that produces legal or similarly significant effects. All DPA approvals are reviewed by a human underwriter.
- Limit use of sensitive personal information: Information collected through DPA applications (such as income, household composition, and financial documentation) may constitute sensitive personal information. We use this information solely to underwrite and administer DPA requests, never for marketing, profiling, or any secondary purpose.
- Non-discrimination: You have the right to exercise your privacy rights without being discriminated against. We will not deny services, charge different prices, or provide a different level of service because you exercised your privacy rights.
- Appeal: If we deny a privacy request, you have the right to appeal the decision. Submit appeals via our contact form with the subject line "Privacy Appeal."
Why these rights aren't tied to a single state law: Privacy laws now exist in California (CCPA/CPRA), Virginia (VCDPA), Colorado (CPA), Connecticut (CTDPA), Utah (UCPA), Texas (TDPSA), Oregon (OCPA), Montana (MCDPA), Delaware (DPDPA), Maryland (MODPA), and many other states. The rights they grant overlap substantially. Rather than asking which state you live in, we extend the same protections to all U.S. residents.
Global Privacy Control (GPC): We honor the Global Privacy Control browser signal. If your browser sends a GPC signal, we treat your visit as an opt-out from non-essential cookies and any data sharing, automatically, without requiring you to click anything. This satisfies opt-out signal requirements under California, Colorado, Connecticut, and other state privacy laws.
